Let's make  contract in Turkey

We never forget that investing in Turkey is a life enhancing decision. This major purchase requires careful thought and you will need good advice. Buying in Turkey is certainly much easier than in other countries however the Turkish process is different requires some knowledge of the basic procedures involved.
 
 

TYPICAL PAYMENT SCHEDULE

1 -  ON SIGNATURE OF CONTRACT € 3.000

Non-refundable builders deposit payable by credit card, cash or bank draft.

2 - AFTER 30 DAYS 25%

Of agreed property value

3 - AFTER 90 DAYS 25%

Of agreed property value. The time of this payment may vary and is dependent upon the completion date.

4 - UPON COMPLETION / SIGNATURE OF TITLE DEEDS

Balance outstanding (includes taxes.)

Century 21 Lykia act as an agent for the Builder or Vendor and will not be responsible for completing the contract with you. The contract is signed directly between you and the Builder or Vendor and anything related to the contract itself must be determined between yourself, your lawyer and the Builder or Vendor. Century 21 Lykia is an introducing agent only. Whilst we do everything in our power to help to avoid complications and, if they arise to help solve problems, we do not accept any liability for errors or discrepancies in the contract or any other legal or commercial difficulties that may arise. As such, any recourse that you may have, not covered by the provisions set out, will be solely against the Builder or Vendor.

CONTRACTS

A Private Purchase Contract is made between yourself and the Builder. When your property is completed the official Title Deed will be prepared by a Turkish Title Deed Bureau and signed by both Purchaser and Builder

LEGAL ADVICE

We strongly recommend that you employ a lawyer with experience of purchasing Turkish property - ideally an English speaking Turkish lawyer. They will make the necessary searches to ensure that the land belongs to the Vendor, is free of charges, has the necessary planning and building permission and that the Contract is fair and legal. During your inspection visit will be happy to introduce to a Lawyer who will be pleased to answer any legal queries you have and act your behalf.

PAYMENT

Payment for new properties is made in stages. In certain cases the payment schedule can be arranged to suit your individual needs.

It is important to note that once a property has been secured with a non-refundable builder's deposit, the purchase price in Euros is fixed and will not change.

For your own security and peace of mind all stage payments must be made directly to your lawyer or agent, who will then issue a receipt and forward the funds to your builder at the appropriate time.
