GUARANTEED FINANCIAL SECURITY
Homes that are either unbuilt or unfinished at the time of purchase will normally be protected by financial guarantees.
Many developers provide bank guarantees that reimburse the purchaser should they fail to deliver the goods.
We will help you to ascertain whether this is the case with your builder and, if not, advice you on how to negotiate such a guarantee through a solicitor.
This is particularly reassuring when you are considering buying 'off-plan' i.e. purchasing a home in a development that is yet to be built; to know that your home will be ready when promised.

LOCAL PLANNING REGULATIONS
Most Turkish planning systems are broadly similar to your own country. Plans are drawn up by architects on the developer's behalf and are then submitted to the provincial authorities for a building permit.
Once permission is granted, detailed plans and schedules are drawn up by the developer, and construction commences under the supervision of a professional surveyor usually employed by the local authority.
Early in this part of the process, Century 21 Lykia will inspect plans, assess the builder's credentials, the desirability of his plans and then, if all is well, offer the properties for sale.

Pool or beach? The choise is yours.
THE WAITING GAME
The length of time you wait for your property to become available for occupation can vary, depending on the home and development you choose. Properties that are bought 'off-plan' typically take between 12 and 18 months to build, finish and be made ready for you to move in.
Occasionally we are able to offer finished new build properties - but these homes tend to get snapped up before they ever make it to the website. However they may be available during your inspection visit.
The best aspect of buying off-plan is the ability to alter the design - discussing and proposing changes to the property you decide to buy, making it perfect for your lifestyle, or improving its investment value.
An extra bathroom, a pool, fewer but larger bedrooms, a bigger kitchen it's up to you to decide. Alterations may incur additional costs, but are likely to be much less expensive than changes made after completion.
